Summary: Exciting new opportunity to be involved in the purchase of a 297 Bed medical center on 10 acres. The property is located in Missouri. This property is already under lease agreement (10yr) with a $500,000 deposit made by the tenant and a commitment to $1500 per bed or $447,000 per month. 

Purchase Price: $9,900,000

Loan Requested: 1st position 5million to 6.5million 

Loan Length: 1 year with a 6 month extension

Exit Strategy: Purchase, Rehab to tenant specifications then refinance when seasoned. 

Current Appraisal: 32+ million 

Lease: 10 year lease signed

Debt Option

14 to 15% interest (interest only paid quarterly) 

12 months 6 month extension

6 month guaranteed 

Closing Date: ASAP - Time is of the essence.
